Check the weather stripping.

Check the weather stripping around the door frame and at the bottom of the door to make sure it is not misshapen, cracked, or hardened. Make sure the lubricant in use does not contain petroleum or silicone – try to use a lubricant designed for garage doors and garage door parts.
