Challenge:
Identify the right manufacturer and installation dealer to correctly manage the specific large steel sectional door requirements of a custom electrical equipment manufacturer and meet the varying requirements of tenants leasing modular space in three additional industrial buildings.
Solution:
A total of 54 Amarr® 2742 Steel Sectional Doors: (10) 25' 2" wide x 20" high doors using a combination of 3" vertical lift and high lift track; (3) 9' 2" wide x 9' high doors with 2" vertical lift track for loading dock applications; (24) 12' 2" wide x 14' high doors using 2" high lift track; and (17) 14' 2" wide x 14' high doors using 2" high lift track, with all doors featuring 2" 19.4 R-value foamed-in-place polyurethane insulation and a factoryapplied Commercial Gray finish.
Results:
A wide assortment of smooth functioning multi-use steel sectional doors in different sizes that present a consistent appearance across the four-building industrial complex, provide a high Rvalue thermal break for efficient climate control as well as a secure barrier for each building’s equipment and other high-value contents.

When Quality Electrical Systems’ largest custom electrical equipment is ready for shipment to its final destination, the finished systems are officially designated as an “OVERSIZE LOAD” as they’re prepared for transport on flatbed semi-trucks.
But before any finished product – often as large as a mobile home – can leave the company’s new 180,000 square-foot combination headquarters and manufacturing facility in West Jordan, Utah, the product must easily clear one of 10 large openings in the structure that each measure 25 feet wide by 20 feet high.
To keep such expansive openings properly sealed, not only for security purposes but also for thermal protection from the elements while retaining climate-controlled air, Quality Electrical Systems worked with general contractor Barco Construction Inc. (Lehi) and garage door manufacturer, Amarr, to install (10) Amarr® 2742 Steel Sectional Doors to get the job done.
Each 25' 2" wide high door not only keeps the weather out, but they’ll also help to maintain employee comfort and high productivity for Quality Electrical Systems all year round.
Doors contribute to energy efficiency
Among the Amarr sectional doors’ highperformance requirements – especially in a temperature-extreme climate like West Jordan’s – was the highest R-value possible that would complement the company’s new facility built using 3" steel wall panels which have a 28 R-value.
In a typical year, West Jordan experiences summer temperatures in excess of 90 degrees F and winter temperatures that dip to below 20 degrees F along with an average annual snowfall of 53 inches. Quality Electrical Systems expects that the doors’ high R-value will help to keep energy costs down in a manufacturing facility that has such a large cubic volume of space to both heat and cool depending on the time of year.
All 10 Amarr doors include 2" foamed-in-place polyurethane insulation with a 19.4 R-value and are raised/lowered using heavy-duty LiftMaster Gearhead Hoist Operators. Five doors are located on one side of the structure in direct alignment with the other five located on the opposite side. This design approach allows the transport vehicles to enter one end of the building and exit the other in a straight line.
To further provide Quality Electrical Systems with complete climate control for both summer and winter, the Amarr sectional doors feature enhanced perimeter seals, seals between each door section, and a weather seal at the door bottom. The perimeter seals work in tandem with both the vertical and high lift tracks which allow the doors to clear the structure and eliminate any abrasion between the door and the frame.
More than just one building
Quality Electrical Systems – complete with three overhead bridge cranes that ride on structural steel beams to move around heavy equipment and products – is just one structure out of four industrial buildings in the same complex that serve a variety of tenants.
The other three buildings feature 41 Amarr 2742 Steel Sectional Doors:
Built-in modular flexibility
One of the key benefits that the other three metal buildings in the complex offer is their built-in flexibility to accommodate tenant improvements based on a repetitive modular design.
“Based on the leased modular approach for the development’s three smaller buildings, tenants will have the flexibility to make improvements depending on their individual business needs and requirements,” explained Mark Johnson, FAIA, Architectural Sales Manager, Amarr. “The 2742 Steel Sectional Doors can easily accommodate any tenant improvements and are a perfect solution.”
In fact, one West Jordan Business Park Development tenant has already decided to add an extra 14' 2" wide x 14' high Amarr 2742 Steel Sectional Door to their leased space. Built-in flexibility also means that tenants in the three buildings have the option to lease not just one, but multiple bays and can determine if they need half- or full-depth interior space depending on their needs.
The two West Jordan Business Park Development buildings feature what’s been referred to as a “handsome industrial” look with ribbed pattern exteriors, an architectural concept that’s evolved over the past 30 years. Tenants also have the option to vary the use of their space such as:
Amarr Door Centers provide valued assistance
The project’s installation dealer, who worked closely with the local Amarr Door Center, supplied the 54 Amarr doors and installed all the doors in about six weeks.
Barco Construction Inc. initially contacted another commercial door company, but they weren’t able to build what Quality Electrical Systems wanted due to the size of the doors involved and complexity of the installation.
The custom electrical equipment manufacturer considered manufacturing their own doors as well as rolling steel doors; but rolling steel doors wouldn’t have provided the company’s energy efficiency or visual requirements.
In addition to their 10 large doors, Quality Electrical Systems also installed three 9' 2" wide x 9' high Amarr 2742 Steel Sectional Doors with 2" vertical lift track, 2" foamed-in-place polyurethane insulation with a 19.4 R-value, and LiftMaster Jackshaft Operators for their three-bay loading dock.
Meeting ceiling challenges and more
Quality Electrical Systems’ overall choice, placement, and installation of the Amarr sectional doors were also based on the following factors:
For two of the large doors to clear the lowest ceiling heights on one end of their building, the Amarr doors utilize 3" high lift track that’s bent at 45 degrees to follow the roof pitch. As the two doors open to their highest point, they angle back instead of remaining fully vertical as do the other steel sectional doors that are located more toward the center of the structure where the ceiling is much higher.
Superb engineering critical
With the Amarr sectional doors as large as those that Quality Electrical Systems required, a highly robust torsion bar and triplex spring assembly was essential to ensure proper operation.
To accomplish that at a height of up to 45 feet above the floor, each door is raised and lowered with carefully team engineered Amarr hardware that includes:
To support such a heavy torsion bar and triplex spring assembly (weighing 1,000 lbs. per door) and to prevent a door from bouncing, the installation team had to attach extra steel beams to the building’s steel structure using hardened bolts for added bracing. Large aluminum disks at either end of the torsion bars handle winding and unwinding the door cables during each door’s 55-second travel time when opening and closing.
Due to the weight of the torsion bar and triplex spring assemblies, they were installed in 500 lb. increments. The four-person installation crew’s primary challenge was to get the assemblies properly inserted into the bearing plates and absolutely level. “In addition, we used 11- gauge hinges on the doors,” said Kevin Welsh, Amarr Regional Manager. “As a result, the doors roll very smoothly and quietly which is a real testament to the engineering that went into this project and the quality of the installation.”
Meeting high industry standards
Welsh emphasized that the 2742 Steel Sectional Doors are well known in the industry for their durability and quality construction. “The doors meet all industry standards, including ANSI/DASMA 102-2018 and ANSI/DASMA 105- 2020,” he added, “and they can be upgraded to extended life springs and bearings using a heavy-duty hardware kit designed to meet whatever a particular application requires.”
Welsh also stressed that the Amarr 2742 Steel Sectional Door uses true gauge steel throughout its construction without any nominal steel. That means that the door’s 27-gauge composition is consistent throughout the product without any variations in thickness.
“Quality Electrical Systems really likes their doors’ Commercial Gray finish which played a big role in their requirements,” Welsh said. “They were even considering painting the doors themselves, which would not have looked as good as a factory baked-on finish.”
With Quality Electrical Systems nearing the move into their new headquarters and manufacturing facility, various tenants are also poised to soon occupy their leased spaces in the three other buildings. In the meantime, 54 Amarr 2742 Steel Sectional Doors – at least that many for now – are standing by ready to fulfill the various jobs they were designed to perform.
